Name of the work : Construction of Residential Building at koovur.

Detailed Specifications For Various Works To Be Executed: -

 

Foundation

a. The foundation for the proposed residential building will be designed to take care of ground floor+First foor with Head Room by a structural consultant.

  1. The depth of excavation will be according to soil strata and per the recommendation of structural consultant.(our scope excavated depth up to 5 feet only)

  2. Weather the structural engineer suggested in pile foundation.(cost will be extra)

    Note;

    1. Backfilling of footings will be carried out by the excavated earth in layers and surplus will be leveled.

  3. The bottom leveling course will be of in PCC 1:4:8 of 6” thick.

  4. All column footings will be of isolated spread footings in R.C.C. 1:1, 5:3, any change in type & specification of footing according to soil strata will not to be considered for additional payment.

  5. All other connecting beams both at lintel and roof level will be of continuous to meet out the minimum earthquake proof structural requirements.

  6. The size and depth of footing and details of reinforcement will be as per the recommendation of structural consultant.

  7. All columns are in 1:11/2:3 (M20) mixes of size and reinforcement, as per the recommendation of structural consultant.

 

B. Ground floor & typical floors:

super structure & parapet wall :

  1. All exterior walls,inner walls dividing rooms are with 9” thick in CM 1:6/AAC Blocks in thickness of 200mm.

  2. All partition wall will be of 41/2” thick in CM 1:4 reinforced with 6mm dias plain bar at regular intervals/AAC blocks in thickness of 100mm.

  3. Wall plastering will be have in CM1:5 and ceiling plastering will be in CM1:3.

  4. Ground floor height will be 10’0” clear; first floor height will be 10’0” clear head room height will be 10’0” clear.

 

  1. Earthwork Excavation :

    As per structural drawing.

  2. Foundation Up to Ground Level And Basement :

    As per structural drawing.

  3. Above Basement (Super structure):

    Brick work/AAC Blocks (chamber brick) in cement mortar 1:6 using chamber bricks for superstructure as per drawing. Roof height 10’0” from flooring concrete. All 9” walls will be placed on basement and all 3’0” walls will be placed on flooring concrete. Parapet wall up to 2’6”. Wire cut bricks will be charged extra.

  4. Lintels:

    R.C.C. 1:1,5:3 mix using 20 mm. metal with as per structural design.

  5. Loft:

    R.C.C.1:1,5:3 mix using 20mm. metal with required reinforcement. One lofts each in width of the loft is 1’9” average thickness of loft is 2” overall as per drawing. (If necessary).

  6. Roof Beam & Slab :

    R.C.C.1:1,5:3 mix using 20 mm. metal with as per structural design.

  7. Plastering:

    Plastering ½” thick with c.m. 1:5 for inside and outside walls and c.m.1:3 for ceiling and on concrete surface.

  8. Bordering:

    Rainwater bordering is c.m. 1:2 to the size of ¾” x ½” for sunshades.

  9. Doors :

    The main door will be teak wood and other door frames will be provide flush door or Veneer doors 4” x 3” in size, doors are ready-made doors will be provided with fittings. Toilet doors provided by Laminated flush Door / WPC Door

  10. Cement Based Weathering Course (Our Scope):

    1. Comprises a layer of cement-based mortar or concrete
    2. Often reinforced with fibers or mesh for added strength
    3. Can be finished with a variety of toppings, such as tiles or pavers

  11. Inner and Outer Wall Painting : ISI brand

    Inner walls Two coat of wall putty (JK or Brilla putty) One coat of primer and two coat of color Premium(Asian, JSW, Nippon) paint wash will be done.

     outer walls one coat of primer  two coat of Premium(Apex).
  12. Painting : ISI Brand

    One coat primer & two coat enamel finish for doors and window grills. Wood polish work for both door and windows.

  13. Steps :

    At entrance two treads will constructed to the main door width and finished top with granite or tile.

  14. Electrification:

    A standard type concealed ISI brand wiring will be done all floors.

  15. Rain water pipe:

    4” PVC rain water pipe will be provided at suitable places.

  16. Flooring Work

    Living, dinning bed room and kitchen to be vitrifried tiles – 2’x2’ or 4’x2’ and basic cost Rs. 60/sft pooja, store, utility and toilets to be ceramic tiles – 1’x1’ and basic cost Rs. 35/sft. If tiles supplied by client basic cost to be deducted (actual quantity) from contractor. If marble supplied by client basic cost of tile to be deducted from contractor and marble.

    If granite supplied by client basic cost of tile to be deducted from contractor and granite.

    Laying charge of Rs. 50/sft to be received from client.

  17. Safety grill to be provided for the main door in Client Scope .

     

    Plumbing and Sanitary:

    1. The concealed water lines are CPVC and open water lines are ISI PVC pipes.

    2. The sewer lines area using 4” PVC pipes for closet line and 2.5” dia for waste water line.

Specification for plumbing and sanitary fittings :

  1. PVC Water line -6KG - finolex, Ashirvad (or) equivalent. (1”,11/4”, ¾”)

  2. PVC waste water lines – 4KG -finolex (or) equivalent.

  3. CP fittings - Any ISI brande

  4. Sanitary fittings - parry ware/ Hind ware/equivalent ISI brand

    ( for toilet : Closet – EWC with flush tank, washbasin, Health faucet and shower set)

Terrace:

Will be finished with

  1. Weathering course with brick jelly lime concrete in 32:12:5 mix of average 2.5” thick.

  2. Weathering tiles with 9”x9” pressed tiles pointing with red oxide.

  3. Water proofing with polymer coats.

    Staircase head rail & stair – well room :

    1. All staircase hand rail in all floors will be of in stainless steel. (Basic price assumed – Rs. 850/rft)

    2. Stair top surface finished with tile

Electrical works:

  1. All electrical points and provision will be as per the electrical drawings by an consultants, with set of drawings.

  2. For all room units, all switches steel box with roma modal

  3. Entire wiring provided by ISI brand/orbit/equivalent wires.

      4.Telephone sockets, power plugs and provision as per the recommendation of electrical consultant.

      5.All electrical works refers – Excluding fitting.

General Note :

  1. All concealed PVC pipes are Avon/Alwa plast Brand.

  2. All fan boxes are using PVC

Miscellaneous:

  1. All rain water downfall pipes are 4” dia PVC pipe.

  2. All toilet sunken portions will be finished with a coat of water proof plastering of avoid and leakage and seepage.

Note : Method of Measurement: For billing & payment.

  1. Our offer is based on sqft rate basis for the construction completion, for the actual built up area covering stair & Balcony.

  2. Any additional works which are not covered in the above specification will have to be paid based on as per actual +10 % over heads.

Staircase Hand rail - S.S Hand rail. (Rs. 850/ Rft) Basement Height - 3’0” feet height

Roof Height - 10’0” feet height

Wood work - Teak or Padak.

Escalation : NOT APPLICABLE

  1. As the major cost deciding factor in the above project is cement, steel, sand and Bricks which are fluctuating in nature and our entire estimate working is based on the following basic price assumed,

              a. Cement   =  Rs. 350/bag

              b. Steel        =  Rs.72/MT.

              c. M.Sand    =  Rs. 60.00/cft

             d. Bricks       =  Rs. 10.00/cft

             e. AAC          =  Rs.120.00

General Note:

We would like to refer the following additional finishing works and ancillary structural works which are not covered in or regular scope of work and payment for these items of works will have to be paid separately.

  1. Architect consultant fees

  2. Elevation PVC Panel Work (client scope) 
  3. Entire landscaping and allied works.

  4. Rate based on above specification only, if needs any changes in specification that additional cost will be charged based on the cost

  5. If the material price is suddenly rising that escalation cost client to be given to the contractor, unless work will be stopped and again will be started after the rate is reduced

  6. Electrical points, applicable points inverter line can be provided if you giving more points that cost will be charged in additional for points that wire cost will be additional

  7. If the work completed after any changes/alteration that cost will be charged additional

    Period of completion - 7 months from the day of commencement of Excavation ( Excluding rainy Days and Natural Hindrance)

Scope of Contractors :

  1. General civil works in all respect as per enclosed specification.

Note: Provision towards corporation approval, EB connection & Deposits temp. Electricity required for, construction and construction machinery, Bore well and water arrangement for construction, Provision towards structural stability certificate, lifts, soil & water testing and other lab tests, and site cleaning & leveling along with all-round safety protection, anti termite treatment are all comes under client scope, Front Elevation.

Tax :

All taxes applicable to construction works will have to be Borne by the contractor. (service tax.)
